Big skies and even taller mountains, Colorado has become a state that attracts an increasing number of interstate migration and is becoming one of the hottest real estate markets in the country.
As we enter a post-pandemic economy, more and more buyers are looking to take advantage of their downtown residents and relocate for a better quality of life. Silicon Valley, San Francisco, and New York City have all seen a mass exodus of residents, many of whom are looking to relocate to the Centennial State.
Colorado offers a great business environment along with a comparatively lower cost of living and excellent connectivity to the massive Denver International Airport, all contributing to an excellent quality of life.
Not only are individuals moving to Colorado, but big tech companies like Palantir Technologies recently announced they are leaving Palo Alto behind and moving their headquarters to Mile High City. Many of these companies bring their highly skilled talents with them. Oakland-based startup Marqeta plans to build a second headquarters in downtown Denver. They’ve already started a hiring wave, hiring 100 skilled professionals, but they plan to reach around 500 new employees over the next eight years.
So, with these interstate migrations and businesses increasingly choosing Colorado as their new home, it’s safe to say that there will be an increase in the number of high-income people and executives looking to buy cars. luxury homes. But that begs the question, where is the best place for a buyer to look to make their luxury Colorado home purchase?

When I asked Aleks Liubimyi what are the hottest real estate markets in Colorado, he replied:
âWell, they all are, but where most luxury home buyers look in Colorado is of course the outer Denver suburbs like Arapahoe County, but also Boulder and Carolina Springs. These areas still allow people to get to downtown Denver, but also to that quintessential Colorado lifestyle.
Arapahoe County is one of the most populous in the state, so it has a wide range of properties. In September, when we take a look at all the properties listed and sold within Arapahoe, there was an average 16.9% year-over-year growth, which is amazing. But when we focus only on the luxury market, the growth in value has been even more incredible.
With a benchmark luxury home price of $ 2.51 million, these properties are growing on average 48.6% year over year.
A huge contributor to this amazing growth is the sheer amount of interstate migration we have experienced, especially from higher priced markets like California. Buyers moving out of these areas have money to spend and are looking to dramatically improve their lifestyles. ‘
Seems like the Denver market is booming, but what about outside of Colorado’s biggest city? Do they have the same kind of draw?
âWell, Boulder has long been a popular place, especially for Millennials looking for a more outdoor lifestyle. But US News has just classified this city as the first place to live in 2021 in Colorado but also for all of the United States.
Boulder offers snow sports, hiking, rock climbing, mountains and lakes in over 60 parks nearby.
This past year has been a big one for the luxury home market. Boulder County Plains, East Boulder, North Boulder, and Gunbarrel all have spectacular homes coming on the market that are selling fast.
These areas have properties that can satisfy all types of buyers; those looking for views, square footage, cabins and even ultra-modern ones.
Has Boulder seen strong price growth? Do you consider it a good investment?
Absoutely. The median price of homes in Boulder rose to $ 880,000, up more than 13% from the median price last year. But Gunbarrel, located just east of the city, has seen unprecedented growth of 42.9% year over year.
Much of this growth can be attributed to the growth of the luxury home market. Great new homes are coming to market. And the great thing about Boulder is that while it offers more of a small town vibe, it’s still a short distance from downtown Denver.
A little further from Denver, and south of the capital is Colorado Springs, which has become one of the hottest real estate markets in the country. When I asked Liubimyi about this market, he replied:
âColorado Springs is an interesting market because it offers both affordable homes and luxury multi-million dollar country getaways. Recently, the demand for luxury homes has exploded and good properties just don’t stay on the market for long.
Buyers looking to buy in Colorado Springs need to be decisive and act quickly. There are not enough properties coming onto the market to meet buyer demand.
Liubimyi said this with buyers coming in from out of state making cash offers. sellers who are considering selling their homes should take the opportunity to enter this market.
